Why invest in Costa Rica?

Land costs coupled with the close proximity to most U.S. cities make Costa Rica and other

areas of Central America very attractive to real estate investors from the United States and

Canada.  The cost of living is much lower, property taxes are virtually non-existent, no capital

gain tax on the sales of real estate and the security of ownership are just a few good reasons

to purchase real estate in Costa Rica.

 

Is my investment safe?

Yes, Costa Rica encourages foreign investment.  Costa Rica is the oldest democracy in Central

America, has no army, and is very concerned about the environment. 

 

Do I have title to the property I purchase?

Yes, land is titled in Costa Rica very much like a real estate transaction in the U.S.  Most real

estate purchasers put their real estate purchase(s) into separate corporations.  You simply

own the corporation that owns the property.  By doing this there is no transfer tax when you sell

your property and it is virtually impossible for anyone to find out who owns a parcel.  Dealing with

a competent attorney in Costa Rica is very important.  There are some types of land purchases

in Costa Rica that can not be titled and only an attorney can assure you are making a sound

investment.

 

What kind of rental income could I expect from a Costa Rican rental property?

Rental income will be based on the location of the property and all the factors you would

judge in the U.S. market.  Our company has property opportunities in Costa Rica that

will yield about 10% of the purchase price per year.

 

Why purchase from CARR's real estate arm, CASA as opposed to another agency?
